The Origin Story: When Making the Phone Ring Wasn’t Optional
Back in 2009, the economy was rough. I (Joe, Big West Marketing) launched a carpet cleaning business in Missoula, Montana with my wife’s minivan and a lot of grit. A friend told me about this “Google” thing, so I taught myself to build a website, registered the business, and started collecting reviews. In a town with 25+ cleaners, most were still betting on Valpak and the Yellow Pages. Within months, the phone took off.
That proof turned into a side gig helping other cleaners-then a full-time agency by 2014–2015. Today, Big West Marketing builds websites and runs SEO for home service companies—electricians, HVAC, cleaners, pressure washers, and more.
“If you make your phone ring in the city you want to rank in, a few hundred dollars can turn into thousands.”
The Most Common Local SEO Mistake (And How to Fix It Fast)
Too many owners try to create a Google Business Profile (GBP) without a website. These get rejected all the time.
Do this instead:
-
Stand up a basic site first. DIY on Wix, Squarespace, or GoDaddy is fine to start.
-
Then register your GBP. A real website signals you’re legit.
Bonus: Use a professional site later, but don’t wait to get in the game.
Address Reality: How Google Maps Actually Works
If you want to rank in City A, you need an address in City A-even if you hide it as a service-area business. Google still knows where it is.
What works:
-
Home addresses (hidden from the public if you prefer), friend/family addresses (only if you can make it your official business address).
-
Legit small offices-even a 90 sq ft basement space with a door and signage can work.
What doesn’t:
-
PO Boxes, virtual mailboxes, UPS Stores—don’t waste your time (or risk suspension).
Expect verification. Video verifications are common. Be ready to show signage, tools, and proof (and sometimes a utility bill).
“Your competitors face the same hurdles. If you’re willing to do what they won’t, you win.”
Reviews First, Then Photos: Two Simple Levers That Move the Map Pack
1) Reviews (Start with 10, Never Stop)
-
Goal #1: Hit 10 reviews—Google starts taking you seriously.
-
Goal #2: Maintain review velocity (e.g., 1-4/week depending on your market).
-
Process: Ask after every job. Use software to automate requests. Respond to every review.
2) Photos (Authentic Beats Everything)
Google’s AI recognizes logos, trucks, tools, locations, even product models. That matters.
-
Upload weekly: your crew, trucks, tools, jobs-in-progress, before/afters.
-
Keep brand elements visible (shirt/hat logos, truck wraps).
-
Avoid stock images and AI cartoons—customers want local, real, and recent.
The “Stale Profile” Problem (And the Easy Fix)
Profiles that “set and forget” slowly slip. You don’t need to live inside GBP—but you do need light, regular activity:
-
Monthly (at least): New photos, respond to reviews, sanity-check services.
-
Quarterly: Update services on your site and GBP, add a Google Post, refresh key page copy.
If competitors touch theirs monthly and you never do, they’ll pass you—even with fewer reviews.
DIY Website vs. Pro Site: What Actually Moves the Needle
Whether you DIY or hire, nail these three essentials:
-
A giant click-to-call phone number at the top. Make calling effortless.
-
Real photos-not stock. Put your people, trucks, and work front-and-center.
-
Separate service pages. One page per service beats a bulleted list every time.
What to Put on a Service Page (So It Ranks and Converts)
Use electricians/EV chargers as an example, then repeat the pattern for every core service:
-
500–1,000+ words of helpful, original content (no fluff).
-
FAQs customers actually ask on the phone (pricing factors, timelines, permit questions, warranties).
-
Proof elements: photos from real jobs, short testimonials tied to that service, certifications, brands you install.
-
Clear CTAs: call now, request estimate, book online.
Pro tip: AI can help draft, but edit until it sounds exactly like what you’d say to a customer on the phone.
Location (City) Pages the Right Way
Want visibility beyond your primary address city? Build unique city pages:
-
Local proof: photos and testimonials from jobs in that city.
-
City-specific FAQs and notes (neighborhoods, common issues, seasonal needs).
-
Embedded Google Map of that city.
-
No copy/paste templates. Rewriting the same page with only a city name swap doesn’t cut it anymore.
Ads vs. Assets: Why Content Pays You Back Forever
Ads can be great-but when a $60 call doesn’t convert, the money’s gone. A well-built service or city page lives on your site, ranking and converting for months/years. Invest a few hundred into a real asset and let it compound.
The AI Search Era: What’s Changing (and What’s Not)
More people (including my own family) now use AI tools-ChatGPT, Google’s AI Overviews, etc.-to find local services. The outputs are evolving fast, but the winners tend to look the same:
-
Clear expertise (deep, helpful pages and FAQs).
-
Fresh signals (ongoing reviews, photos, updates).
-
Strong brand cues (consistent name, logo, and visuals across GBP and your site).
Beware AI “miracle” tools. If someone promises guaranteed AI rankings for $700/month on a long contract, run. This space shifts weekly-stay curious, test, and invest in fundamentals that won’t go out of style.
